A new listing in Fairoaks. 106 Hanford Rd is listed at $249,000, 1715 sq/ft, 3beds/2baths.

This seems like a pretty good deal. Fairoaks is a great neighborhood and this house is priced to sell. I'll be very surprised if this lasts more than a week on the market.

Under contract again...

That's right, 605 Hillsborough is under contract again. Even without being able to be shown (officially, a buyer's agent (with Community Realty) got his client in and successfully negotiated an offer. Yet another shining example of the Carrboro market.

It's a bird, it's a plane...

It's....another Berryhill home on the market.

Of course I say this in jest. Please do not assume I am implying there is anything wrong with a home in Berryhill. In fact, I would venture to say that with the new high school coming up the road, now is a great time to buy in Berryhill.

Here's the facts:

$365,000, 2560 sq/ft, 4 bedrooms and 2.5 baths. The seller wants to stay until mid-June.

Looking for a 1700 sq/ft one level detached house, with 3 bedrooms and 2 baths?

400 Berryhill Dr. may be the answer for you. At $244,000, (approx $142 sq/ft) this is worth checking out, especially since the monthly $66 HOA dues include yard maintenance. I'll check this out and report back on it's condition.

605 Hillsborough Rd

Remember that small house that was on the market for less than 12 hours? Well, it's back on the market.

(For those who don't remember, here are the 605 Hillsborough facts: $154,900, built 1952, 937 sq/ft, 2bed/1bath, nice lot, will need serious updating)

It turns out that the oil tank had a leak, which the caused the original buyer to walk away from their contract. However, before you get too scared, please note that the seller is now fixing the problem (and probably raising the price of the home). There are no showings until after the 11th. It will be interesting to see what happens Friday.

114 Purple Leaf Place

There is a new Roberson Place home on the market-114 Purple Leaf Place. For those who haven't read previous blogs about Roberson Place, you'll want to note that there was recently a FSBO offered at $340,000 (less sq/ft than 114 purple leaf place) and there is a new construction home that will be available late this summer for about $370,000.

114 Purple Leaf Place is 2584 sq/ft w/ an additional 1032 unfinished sq/ft in the basement. 4beds/2.5 baths. As always one of the biggest appeals to this is the LOCATION. Roberson Place is a short walk from Weaver Street Market. Also, it was built in 2000.

What is the downside? (besides the price...) The yard is practically non-exsistant, only .12 acres. If you are looking for a place for the kids and the dog to run, this is not the home for you.
