A new listing in Fairoaks. 106 Hanford Rd is listed at $249,000, 1715 sq/ft, 3beds/2baths.

This seems like a pretty good deal. Fairoaks is a great neighborhood and this house is priced to sell. I'll be very surprised if this lasts more than a week on the market.

605 Hillsborough Rd

Remember that small house that was on the market for less than 12 hours? Well, it's back on the market.

(For those who don't remember, here are the 605 Hillsborough facts: $154,900, built 1952, 937 sq/ft, 2bed/1bath, nice lot, will need serious updating)

It turns out that the oil tank had a leak, which the caused the original buyer to walk away from their contract. However, before you get too scared, please note that the seller is now fixing the problem (and probably raising the price of the home). There are no showings until after the 11th. It will be interesting to see what happens Friday.

114 Purple Leaf Place

There is a new Roberson Place home on the market-114 Purple Leaf Place. For those who haven't read previous blogs about Roberson Place, you'll want to note that there was recently a FSBO offered at $340,000 (less sq/ft than 114 purple leaf place) and there is a new construction home that will be available late this summer for about $370,000.

114 Purple Leaf Place is 2584 sq/ft w/ an additional 1032 unfinished sq/ft in the basement. 4beds/2.5 baths. As always one of the biggest appeals to this is the LOCATION. Roberson Place is a short walk from Weaver Street Market. Also, it was built in 2000.

What is the downside? (besides the price...) The yard is practically non-exsistant, only .12 acres. If you are looking for a place for the kids and the dog to run, this is not the home for you.
