303 RockGarden

A new listing in Cates Farm today. 303 RockGarden, listed at $425,000. It has 2600 sq/ft ($163 a sq/ft), 4 bedrooms, 2 baths, formal dining room, screened porch, and a deck.

This home is quite lovely and I don't expect it to be on the market more than a couple of days.

WeatherVane under contract

Don't get excited. It is not 210 Weathervane that has gone under contract. Nope, it is 102 Weathervane. You know the one that came on the market a couple of weeks ago.

So one has to wonder-Why isn't 210 Weathervane selling? My best guess is that this is a perfect example to a stale listing. Because it's been on the market for so long, a lot of people assume there is something wrong with it. Perhaps it could be the lack of a large spacious yard, but I doubt it.

52 Brighton Square

I have mentioned Brighton Square before, but here's a recap. Smaller units (about 900 square feet), 2 beds/ 1 bath. 1 level. Good location in Carrboro off of Main St.

Having said all that-I beleive that the newest listing in Brighton Square (#52) won't last very long. After previewing it, I found it tp be in great condition. So if you are in the market for a condo under $125 in Carrboro, make sure you take a look.

$101,000- upper end unit.

204 James St.

Are you looking for a detached home in the close to downtown Carrboro?

Try 204 James St. (near the Carrboro Post Office) It is a 1971 ranch, with 1646 sq/ft upstairs and 1728 sq/ft downstairs in the basement (including a garage). 3 bedrooms and 2 baths on a .4 acre lot. $223,000.

From the exterior photos, I can't tell if this needs any updating. If you want to check this out, give me a call (919) 423-1072 and we can go take a private showing.

Kensington Trace Update

Although they are not in Carrboro, I think it is wise to point out that 6 Kensington Trace condos are under contract right now.

Why is this important? In the past, Kensington Trace condos have languished on the market for a good amount of time. This new infusion of people wanting to buy in Kensington Trace does seem to help support a theory that some of us Realtors have been talking about lately: There aren't as many homes for sale this spring as there have been in the past.

I'm not an economist, but it seems like there could be tons of reasons for this. But what it means to you (if you're looking to buy Carrboro Real Estate)is that now is not the time to offer sellers the lowest price for their homes. Houses that are priced correctly and are in good condition are going to go very quickly.
