110 Woods Walk Ct

About half the people who walk into Community Realty, Inc. are looking for a home "walking distance to Weaver Street Market." 110 Woods Walk Ct in Bel Arbor is a newer home that just about fits the bill.

$320,000, 1831 sq/ft ($174 a sq/ft), 3 beds/ 2.5 baths, built 1997. Bel Arbor is a great community off of Hillsborough Rd. It even has its own private play area.

What else can you get for low to mid 300k in Carrboro? This house, 205 Cobblestone with the really big powerline, 107 Jones Ferry-which is attached to a condo association, and 210 WeatherVane Dr.-which I have talked about many times before in this blog.

Not a lot of options.

Looking for a detached home in Carrboro under 200K?

As I've mentioned before detached homes under 200K in Carrboro can be rare. 115 Creel St. is in Cole Heights off of Merritt Mill Rd. Listed at $199,550, built 1999, 1395 sq/ft ($143), 4 beds/ 3baths.

The pictures of this home look like a student rental, but like I mentioned you can't always go by the pictures. If you are looking for a detached home, you should call me soon (919) 423-1072, to take a look at this one.

103 Shadow Ridge Place

This is another Lake Hogan Farms home on the market. 103 Shadow Ridge is 2804 sq/ft, listed at $439,000, 4beds/ 3.5 baths (please note this is an extra bed and bath in 250 sq/ft more than 304 Long Meadow for $384,900)

I must say, if you are looking through the MLS, the pictures of 103 Shadow Ridge don't look quite as exciting as those for 304 Long Meadow. I mention this because I want to remind everybody that not every REALTOR is an excellent picture taker. So although you can tell a lot from the pics, don't assume anything. If you think you may be interested, always call me and we'll go take a look. Sometimes homes that look great in pictures aren't as impressive in person and sometimes those that aren't that great in pics, turn out to be lovely.

213 Cedarwood Lane

213 Cedarwood Lane is in the Weatherhill Townhome Complex, across 15-501. $115,000, 1050 sq ft, ($109 a sq/ft). If you like the floor plan this is a pretty good deal. We'll see what happens, but my guess is that it won't last long.

304 Long Meadow Rd in Lake Hogan Farms is a new listing. The list price is $349,900, 3 beds/ 2.5 baths, 2557 sq/ft ($101 a sq/ft), .47 acres.

There are all types of facts and figures I could compare this to, but what I think it is important to mention that a lot of people consider Lake Hogan Farms to be in Carrboro. In fact there are some homes in Carrboro that pay Carrboro taxes and have a Chapel Hill mailing address.

If you are buying a home in the McDougle Elementary or Middle School district it is fact about your home that you want to be sure to ask your REALTOR about.
