103 Quail Roost- The Review

I was finally able to get in to see 103 Quail Roost. Just to refresh your memory, it is listed at $344,000-2250 sq/ft, 3Beds/2.5baths. In my opinion, the two best features are LOCATION and the fact the lot is .82 acres. A lot this size is rare in Carrboro and this particular one is a "hop, skip, and a jump" away from McDougle Elementary/Middle School.

If you are looking for a large lot and walking distance to McDougle-then you need to put an offer on this ASAP. However, you will need to put a little love and elbow grease into this one. Let's just say that 103 Quail Roost looks a lot like the 1974 split level that it is. For those of you with the desire to update a home this would be a great project...

Quarterpath Trace

Another Quarterpath Trace home has been listed on the MLS. 205 Robert Hunt Dr. This house is very similar to 215 Robert Hunt Dr. (FYI-the listing agent for 215 Robert Hunt Dr changed the Sq/ft to 2425 sq/ft)

205 Robert Hunt Dr. is 2343 sq/ft with 4 beds/2.5 baths, listed at $279,900. Once again, this is one you should check out if the upper 200K is your price range.

605 Hillsborough Rd

Yesterday afternoon was a prime example of our "you snooze, you lose" Carrboro real estate market.

A small home (937 sq ft, 2 bed/1 bath, 1952 brick ranch) off of Hillsborough Rd had a For Sale sign placed in the yard. Immediately, a frenzy of people went to see this property. As many of you know, (and desire) a house on Hillsborough Rd is a great location for anybody who wants to be within walking distance to Weaver St. Market or the Farmer's Market. It also was a great opportunity for somebody looking for a 'fixer upper'. By 8pm that night, the home was under contract. Less than three hours after it hit the MLS.

Where was Kandyce in all of this. Believe it or not, yesterday was my monthly "Free Home-Buying Class." So in the midst, of an already busy day, at 5:15pm I stopped my preparations for my 6pm class and went over to see this house. (YES-it was that important!) Community Realty is always ready to move when we hear even the smallest rumor of a new home for sale and that is how a lot of our customers get the some of the most desirable homes in Carrboro.

Going, going, gone....

401 Robert Hunt Dr. is officially under contract. Like I said, there isn't much on the market and 401 Robert Hunt looked really, really good. Of course there is still 215 Robert Hunt Dr. at $289,900 (sorry no picture available yet). It also looks good. Of course it is bigger and the floor plan a bit more formal. But it is a good buy. I don't expect it will last too long either...

Happy Valentine's Day!

I hope this message finds you in good health, surrounded by a plethora of chocolate. I am still awaiting an opportunity to go see 103 Quail Roost. So I will spend the rest of today trying to figure out how to post pictures to my blog. Hopefully, by tomorrow I will be able to show you some of the homes I have told you about.

401 Robert Hunt Dr.-the review

I mentioned yesterday that I would review both 103 Quail Roost and 401 Robert Hunt Dr, but to save space I will talk about Robert Hunt Dr. today and Quail Roost tomorrow.

401 Robert Hunt Dr definitely lived up to its description. All four bedrooms are spacious, especially the master suite which has tray ceilings, a HUGE walk-in closet, and master bath w/garden tub and seperate shower. The new paint and carpet helps the house show very elegantly. My only complaint are the kitchen appliances. They are a bit outdated-they probably work, but new appliances would finish the elegant look. This is must-see if $272,500 is in your price range!

FYI- 215 Robert Hunt Dr. came on the market today as well. (No showings until Tuesday). $289,900 for 2356 sq/ft, 4Bed-2.5Baths. The notes on this listing say the seller prefers a 6/05 closing or rent back (ie where the seller rents back the home from the seller for a specified amount of time. Again, I will report back once I am able to get inside.
