119 Fidelity-the Review

I was able to get inside of 119 Fidelity. Just for the record, I still feel it is a bit overpriced, but I was surprised to see that the unit has a lot of potential.

119 Fidelity is only 850 sq/ft. The layout is nice, with a open kitchen that flows from a continuous living/dining room. It is an end unit, so it also has a very nice deck which is surprisingly private.

So what's wrong with the unit? There is a LOT of cosemetic work that needs to be done. Painting, updating of the kitchen, new blinds, deep clean in the bathroom, etc...

If you are looking for a small fixer upper, come see this-if you can get this at the right price, it may be the home for you.

119 Fidelity - Village Square

Village Square is down the street from A/C Fitness, between White Oak and Fidelity Court. This location is great, a very short walk to the Farmer's Market and Weaver Street Market.

But $124,900 for a 850 sq/ft, 2bed/1bath home is not great. $146 a sq/ft? Please note, that another unit in Fidelity Square sold in 7/04 for $121,000. Of course that unit was also two levels and 1024 sq/ft-($118 a sq/ft) In 8/04 a unit sold for $119,000 (2 levels, 1020 sq/ft-$116 sq/ft)

I guess if location is your number 1 priority, perhaps you can find it in your heart to pay this kind of price...

A second chance

For those of you who missed out on the houses in Quarterpath Trace you now have a second chance.

205 Robert Hunt Dr. is back on the market. $280,000, 4bed/2.5baths, 2343 sq/ft ($119 a sq/ft). I said it before that this was a good price and I'm saying it again.

If you are looking for a nice family home, in the mid to upper 200K's, then go see this ASAP!

253 Sweet Bay Place

A new condo in Roberson Place is available. 253 Sweet Bay Place can be yours for the price of $328,000.

Of course you are asking "why would I pay more than $300K for a townhome?" Well to start, it is 2300 sq/ft-larger than many of the homes available for sale today. And as I have talked about before, Roberson Place has an amazing location-easy walk to downtown Carrboro and Weaver Steet Market.

In addition to the 4beds/3.5 baths, the listing descriptions says the end-unit is "highly customized...totally renovated...Maple floors, sisel carpet, built-in-media stage, recessed lighting....solid surface countertops, contemporary cabinets. The master Bath has a glass shower, raised sink, and tv access."

That's a lot of up-grades, but I wonder if it is "too much?" I will go inside this mystery and let you know 253 Sweet Bay Place is really worth $142 a sq/ft.

8711 Drew Lane

I realize this is a Carrboro Real Estate Blog, but a Chapel Hill Home caught my eye and I thought you all may want to know about it.

8711 Drew Lane is a 3093 sq/ft, 4bed/2.5bath home. Listed at $509,000 it doesn't sound like much of a deal. What is intriguing is that the house sits on 1.01 acres. It also should be mentioned that the schools for this home are Carrboro Elementary, McDougle Middle, and Chapel Hill High. Drew Lane is located just past Lake Hogan Farms, not too far of a drive to downtown Carrboro.

Every so often someone calls looking for this type of property--A larger home that has a large lot, but not 5+ acres. This is it. Even with the acre, the pricing may be still a bit high and of course I haven't seen the inside. Still it is worth mentioning.

Also, "C" is in reference to my very first potluck party ever. It is completely casual and intended to simply be an easy way for 'locals' to get together, meet new people and have a little fun. Even if you don't live in Carrboro, I'd love to see you there.
